Detailed Listing Information

This tab obtains important detail information about the property you are entering.

Detailed Listing Information

Depending on the Property-type (Residential Sale, Commercial Lease, Land Listing, Residential Lease, Commercial Sale) the entry fields differ.

Remember that entry fields that are not marked by a red star * are not required but we highly recommended to fill out these fields.

Current Usage

For Commercial Properties specify the actual usage. Here you should indicate the actual use of the property.

Example:
Store front that is in use for office, workshop, storage or certain retail.

Restricted Use

Here you should indicate if the property has some type of restriction by the landlord/lease, in the case that one or more restriction(s) apply click "Yes", and a drop down box will open so one can explain the use or building restriction in more detail. If no restrictions apply or are unknown simply select "Unknown".

Zoning Plan

Here you indicate what the zoning plan for the property is, you can indicate by clicking whether it is Residential, Commercial, Industrial, Tourist, Agricultural and if Urban, Rural, Condo, etc. zoning restrictions or usage zoning apply.

Number of Units

Here you should enter if the property is an apartment or condo complex, the number of units on the property. For example, apartment building with 5 units. This space will only accept whole numbers.

Bathrooms and Bedrooms

These fields are whole number fields.

Number of Half Bathrooms

This only applies for the sale or rental of a residential property. Half bathrooms are bathrooms that do not include a shower or bath tub.

Room Capacity

This only applies for the sale or rental of a residential property. This space refers to the sleeping capacity of the property.

Example:
A 4 bedroom house may have capacity for 4 people if the beds are singles whereas this same house with queen beds could have capacity for 8, and in the case there were bunk beds then the capacity could be greater.

Unit

Here you should enter story/floor on which the unit is located on within the complex.

Example:
An apartment that is on the 10th floor should be entered with "10". This space will only accept whole numbers. If the property has multiple floors indicate the lowest floor number.

Number of Stories/Floors

Here one should include the number of stories a property has. Continuing the previous example, an apartment with two stories located on the 10th floor would show the number 2. This entry field only accepts whole numbers.

Total Interior Area

This only applies for the sale or rental of a commercial property. Here one should enter the area of the property in meters squared of only the spaces which are closed in and where the temperature can be controlled.

Total Living Area

This only applies for the sale or rental of a residential property. Here one can include the total area of all of the living spaces in meters squared that could be air-conditioned or heated.

Example:
Living rooms, family rooms, bedrooms, laundry room, and dining room. This space accepts numbers only such as 235.46

Total Area Under Roof

Here you include living areas plus other space measurements in meters squared such as hallways, patios, roofed parking spaces, Porches, social spaces etc. This space accepts numbers only such as 235.46

Total Lot Area

Here you include the total land area in square meters (all gardens, parking spaces, and all other ground areas with or without roofing). This number should be the same as what the National Registry declares using the folio real/matricula number of the property to look it up.

Additional Rooms

This only applies for the sale or rental of a residential property. This space is to mention any additional rooms the property might include.

Parking

Indicate only if the property does or does not have parking. If parking exists one can further choose types of parking and the total number of each parking type.

Pets

Only applies for residential leases (long and short term rentals). One can choose to click no if pets are not permitted or by clicking yes indicating pets are allowed, a drop down box will appear so one can indicate the pet deposit amount if any that the tenants/renter must pay, in the case there is no deposit just enter "0".

Equipment

Here one can describe the equipment included in the rental or the sale of the property (i.e. lawn mover, washer, dryer, etc).

Information about the Main Bathroom

This only applies for the sale or rental of a residential property. Here you can provide a description of the main bathroom and its principal features, this is key to gain increased visibility in terms of internet search engines. You can include details like double sink, marble countertops, Jacuzzi-tub, etc.

Information about the Master Bedroom

This only applies for the sale or rental of a residential property. Here one can write a short descriptive text about the master bedroom including any details you feel are relevant such as large area, vaulted ceilings, balcony off the suite, picture window, walk in closet etc.

Internal Notes

These notes are private and only visible to other members of you own agency. Not Public.

Agent to Agent Notes

These notes are only visible to other members who use the MLS. Not Public.

Note:
Utilities under this tab like Television, Telephone or Electric Service indicate if they are a being transferred with the Sale or are part of the Lease, meaning that the utility is registered under the former owner or the landlord.
