Two Agents - Same Property

What is the MLS protocol for the scenario when two different agents try and put the same property in the system?

In an MLS duplicate properties are not allowed.


The first agent to upload the property into the MLS earns the right to demonstrate it on the MLS becoming the listing agent and thereby having exclusivity to that property in the MLS. This dispute is easily settled by looking at the time the property was submitted.

Only in the case that another agent can prove that they have a written exclusivity agreement with the property owner would the property then be allowed to be shown in the system by another agent and the original agent's listing would be deactivated.
